1. 4k-hd photography

Listing photos are one of, if not the most important aspect of your listing presentation. Most buyers base their decision off the first 4 photos of your listing. That is why it is vitally important to me to include top-of-the-line photography for each client. I work with one of the best photographers in the Fraser Valley. We coordinate a game plan together in order to help showcase your listing appropriately. Each shot taken is planned, tested, and refined for optimum quality.

2. 4k-hd videography

In order to promote your listing to potential buyers online, I provide all clients with a cinematic walk-through of their home with one of the Fraser Valley's best videographers. This walk-through is designed to reach buyers who might not see the listing on the MLS, and to also give a different perspective of certain angles/views, in which photos might not be able to. These videos also gain lots of attention on social media, creating potential buyers, and allowing for more eyes to be on your home.

3. aerial photos/videos

Showcasing the interior of your home is extremely important. However, getting the right shot of the exterior of your home is just as important as the interior. Buyers want to be able to see the home, and the lot it sits on in real time. That's why drone footage is so important in modern real estate. Without drone footage, online buyers aren't able to see the lay of the land, which could filter out potential buyers for your home. I make sure to showcase your home with the combination of interior footage, and exterior footage.

4. staging consultation

Staging  is one the processes that can be overlooked during selling, yet it's one of the most important. This is why I provide all clients with a complimentary staging consultation (valued at $275) with my professional stager. She will help guide you and/or your family through the entire process of transforming your home to catch the eyes of potential buyers. In this market, a small edge goes a long way.

5. listing booklets

When buyers enter your home, they are usually greeted by a collection of listing sheets at the front door, or entryway. These sheets don't serve much purpose, other than highlighting the main information in a format which could be confusing for some buyers, and they usually end up lost, or in the trash afterwards. I want buyers to remember your home long after they leave. That's way I provide you with bound booklets that contains photos, listing information, and other information about the property which isn't found on the conventional MLS sheet. These booklets tend to make it home with the buyers, which creates a lasting impression.

6. "Just listed' mail-outs

Another tool I provide is "Just Listed" mail-outs. These are specifically designed to increase awareness of your listing in your neighborhood. Most neighbors might not drive by your home, therefore they wouldn't known it's for sale. These mail-outs fill this gap. This is important because your neighbors might know of family, or friends that want to move to the neighborhood, creating potential buyers.

7. social media campaigns

In today's market, social media plays a vital part of producing views on your listing. I provide your listing with a complete social media campaign, which targets specific buyers in your listing's demographic. I do this by running target ads on both Facebook & Instagram. However, I don't just select the "boost" button, but rather dive deep into the ads manager and make sure to run diagnostics which will produce an ad capable of getting in front of buyers for your home.

8. global reach

Using social media as a segway, I provide my clients with a global reach platform. What this does is reach people over seas, or in countries outside of Canada. This might sound unconventional, but the reason I do this is to try and get your listing in front of as many people as I possibly can. I also do this because family members of residents in your area could see this, and become potential buyers, since they are wanting to move to the area.
